A persistent musty smell
A damp, earthy odor is one of the most reliable early signs of mold, even when you cannot see any. If a room, closet or basement smells musty and it does not go away, mold is likely growing somewhere out of sight.
Visible spots or discoloration
Mold shows up in many colors, not just black. Look for black, green, white or orange spots and fuzzy or slimy patches on walls, ceilings, grout and around windows. Staining that keeps coming back after cleaning is a red flag.
Water stains and past leaks
Mold needs moisture. Water stains on ceilings or walls, a history of leaks or flooding, and areas that stay damp are prime locations. If you had water damage that was not dried properly, mold may already be forming.
Health symptoms that ease when you leave
Mold can affect health, especially for people with allergies or asthma. Watch for symptoms that improve when you leave the house and return at home.

Warping, bubbling or peeling surfaces
Hidden moisture that feeds mold also damages materials. Bubbling paint, peeling wallpaper, warping walls or a soft spot in a floor can all point to moisture and mold behind the surface.
